Land Use Patrick Neale has experience, skill, and expertise in a large array of zoning and land use matters. He has represented developers and land owners in obtaining land use approvals for mixed use developments, golf course developments, shopping centers, marinas, office buildings, hotels, residential subdivisions, and other types of projects. The practice involves taking petitions to their approval for Planned Unit Developments, rezones, comprehensive plan amendments, variances, site plans, subdivision plats, and conditional uses. We work on public and private projects. We defend property rights against takings by governmental agencies and challenges by third parties in circuit court and on appeal. We also prosecute Bert Harris and other compensatory claims, vested rights actions, and appeals. Our long term and extensive involvement in the community provides unique insight into the community and political challenges that projects may face. In order to overcome these challenges, we coordinate with the client and its consultants to develop strategic and tactical plans and processes to build public consensus in sensitive, and sometimes hostile, political environments.
